The building at Via Carcani 61 is located within a vibrant urban node between the Portuense and Trastevere districts in Rome. The redevelopment project is part of an institutional program inspired by the “15-minute city” model, aimed at strengthening the axis between Viale Trastevere and the Tiber River landscape.

The architectural intervention radically reimagines a pre-existing structure, originally used as public offices, transforming it into a modern and innovative residential complex.The new configuration fully “opens” the ground floor to the street, creating a permeable ecosystem that activates the public realm. This level accommodates retail functions, a spacious hotel-like lobby, and a wide range of shared amenities for residents, including coworking areas, multifunctional rooms, a gym, a bike workshop, and a pet room.
The upper floors, from the first to the eighth, host a flexible mix of unit types ranging from studios to five-room apartments. The façade, a defining feature of the project, undergoes a complete redesign: the new envelope is characterized by a rigorous system of continuous balconies, full-height windows, and seamless ceramic cladding in tones inspired by Roman architectural tradition.
At roof level, the partial demolition of the existing pitched roof makes way for a new flat steel structure, enabling the creation of exclusive penthouse apartments with large terraces offering panoramic views over the city.

Highly sustainable, the building is conceived as a “Zero Fossil Fuel” development, targeting nZEB standards and LEED v4.1 Residential BD+C Multifamily Gold certification. The integration of independent heat pumps, mechanical ventilation systems, and rooftop photovoltaic panels significantly reduces its carbon footprint.
